Global House Investments handles sourcing, acquisition, improvement, tenanting and operations so investors can hold U.S. residential assets without building a local team of their own.

Process

Seven stages

Each stage has defined inputs, decisions and documentation. Timelines vary by market, property condition, financing and — where applicable — local housing authority processes.

  1. 01

    Investment profile & consultation

    We begin with a structured conversation about objectives, capital range, time horizon, risk tolerance and preferred level of involvement. This defines whether an individual asset, a staged portfolio or a portfolio-level opportunity is the appropriate direction.

  2. 02

    Market and property sourcing

    We focus on selected U.S. markets with rental demand, workable operating costs and landlord-workable regulatory environments. Candidate properties are screened for condition, rent potential, neighborhood characteristics and long-term suitability.

  3. 03

    Due diligence and acquisition

    Shortlisted assets go through inspection, title review, condition assessment and rent analysis. Acquisition is coordinated with closing agents and, where relevant, the investor's own advisers and financing sources.

  4. 04

    Renovation / stabilization where required

    Where an asset requires work, scope, budget and timeline are defined before closing wherever possible. Renovation is managed toward habitability standards, rentability and durable, low-maintenance finishes.

  5. 05

    Inspection, tenant placement & Housing Choice Voucher process where applicable

    Tenant screening and placement follow applicable fair-housing and local requirements. Where a property and household participate in the Housing Choice Voucher program, the local public housing agency conducts its inspection and rent-reasonableness review before a tenancy is approved.

  6. 06

    Property operations & management support

    Day-to-day operations — rent collection, maintenance coordination, compliance items, renewals and turnovers — are handled through our operating partners so that the investor is not managing the asset directly.

  7. 07

    Ongoing reporting and asset strategy

    Investors receive periodic reporting on occupancy, income and property condition, together with a view on hold strategy, capital improvements, refinancing considerations and exit planning over time.
